In general, most sanding projects will take at least three days, and project times can extend considerably longer depending on stain and finishing drying times. Typically, dark stains, pastel stains, and water-based finishes add extra time to projects.

Professional Hardwood Floor Sanding Service

As a property owner, there are several things that you can do to prepare your property and minimize inconvenience for yourself and your family. These include:

Relocate pets for the duration of the project, especially birds.

Remove all of the following items from the work area: furniture, hangings, window treatments, and anything that cannot get dusty.

Tape cabinet doors shut with low-adhesive tape. (Note: Do not use plastic to close shelving, as this could get in the way of our workers or machines.)

If possible, remove wire closets, pantry units, and shelving in closets and pantries.

Make sure that there is a path available that leads to your circuit breaker or fuse box. We will need unobstructed access to the entire box to power our equipment.

If you have appliances in the work area, consult with us as to what you should do. You may not necessarily need to move them.

Finally, prepare your family for the fact that they will not be able to walk on the floors for at least three days or more. Family members may want to gather belongings and other items so that they are easy to access until work is complete.

Dust Mitigation Strategies

Hardwood floor sanding creates a great deal of dust. By using hyper-efficient HEPA air filters and protective plastic sheeting, however, we dramatically reduce the amount of dust that’s left for you to deal with. In fact, we typically can stop roughly 95% of the dust produced while sanding.

Staining

Because we want you to love the color of your new floors, we will stain a small portion of the floor once it is sanded so that you can see it. If you have a sample picture or stain swatch that you would like to share, we can show you a few different colors to help you find one that you like best.

Sanding

There are four stages to our sanding process. First we use a drum or belt sander (for the middle of the floor), then we use a circular or edger sander (for the edges), then we use hand scrapers (for the corners), and then we use a buffer (for the finer sanding). Throughout our process, you can trust us to maintain the highest standards possible. In fact, we meet or exceed the national standards set by the National Wood Flooring Association.

Minor Imperfections May Occur

Floors that are finished in an uncontrolled environment or one in which animals are present can result in small debris, animal hairs or human hair becoming embedding in the finish, even after the final coat. These imperfections can usually be dealt with by simply using a fingernail to gently remove the object. Minor imperfections found in high-traffic areas will often just wear down and disappear under normal traffic and use.
